Information
Know where your emergency gas
shut off valves are and how to turn them off. If you smell
gas, do not turn on or off anything that uses electricity
including the telephone. A very small spark can ignite the
gas.
Immediately shut off the gas
valves and leave the area. Call for emergency service from a
neighbor's phone.
Dirty furnace filters cause
the furnace to over heat and should be replaced or cleaned at
least twice a year.
All gas appliances require
maintenance at least annually.
Each fixture should have an
emergency shut off valve. Make sure each shut off can be
quickly shut off without the use of a tool. Temperature
pressure relief valves (T&P valves) should also be discharged
from the drain at the base of the water heater several times
per year (Some sources suggest monthly) to flush out out
sediment. Many faucet stems require lubrication
generally once a year.
Toilet tank water levels
should be adjusted as the toilet tank fill valve and flapper
wear. Flush flappers require replacement every few years.
Closet bolts and nuts require periodic snugging as do faucet
packing nuts.
